CCDC 3-D Modeling & Visualization Services

KTU+A was retained by the Centre City Development Corporation to provide GIS services in support of their planning efforts for the Centre City Community Plan Update. Phase One of the contract focused on the collection and integration of existing GIS and non-GIS data sources valuable to the planning and management of urban areas. One of the largest tasks was the development of an initial 3D model of existing buildings and detailed 3D models of “Pipeline” projects. The Pipeline project models were developed in 3D Studio Max utilizing basemap data exported from the GIS to ensure spatial fidelity as the models were re-integrated into the GIS database.

Phase Two focused on the development of an interactive tool to help facilitate the Community Plan update process. The goal of the application was to provide an interactive mechanism to quickly develop and analyze different development scenarios within the nearly 3,000 parcels that represent downtown San Diego. The application provides the ability to perform “global” data modifications, as well as a means to define individual development projects and provide additional detailed information. Once the development data has been defined, the application runs a report and processes the spatial data to create building bases with set/step-backs and tower forms, all capable of being displayed in conjunction with the previously developed 3D model in ArcScene.

Phase Three included the acquisition of high resolution aerial imagery, the development of a detailed digital terrain model (DTM), the extraction of GIS feature data (buildings, sidewalks, tree locations, rail lines, etc.), and the processing of 3 inch resolution orthophotos.
